This scheme involved the refurbishment of an existing vacant warehouse into 13
social housing flats of mixed tenure in a conservation area.
As Employer’s Agent we surveyed the existing building at length to enable a virtually
unconditional D&B tender to be obtained, with a subsequent Final Account level of
within 2% of the Contract Sum.

The refurbishment of the existing 1 st and 2 nd Floor offices into 10Nr residential flats
was carried out under the Local Authority Planning Department’s Permitted
Development scheme for a private client. The project was split into two phases with
5Nr flats being completed in Phase 1 and the remaining 5Nr in Phase 2.
As the Quantity Surveyors on the scheme, we produced the Phase 1 Tender
Documents for a competitive tender and subsequently the second phase of this
project was undertaken through a negotiation with the original successful contractor.

The scheme comprised a £500,000 conversion and total refurbishment of an existing
vacant nursery building into a modern day children’s nursery. We acted as Contract
Administrator under a JCT Minor Works Form of Contract. The contract duration was
9 months and the Final Account was agreed at only 3% above the Contract Sum and
this overspend was due to a change of Employer policy regarding the extent of the
external works undertaken.
